From first visit to first booking

Walk-through and inventory

A property manager visits, photographs every room, records the inventory and flags anything that would affect guest comfort or compliance.

Preparation and photography

We deep clean, stage lightly, and shoot with a wide lens and natural light — the images are what sell the listing.

Listing build and channel setup

Description, amenities, house rules and photographs are built out and pushed to the channels with pricing already set.

Pricing strategy

Demand-based pricing is set per night and reviewed weekly against occupancy and booking pace.

Guest arrival and stay

Arrival instructions, in-stay support and a named local contact for anything the guest needs.

Turn-over and reporting

Clean, restock, photograph the condition, then send the owner one statement per month.

Before you get in touch

The eight questions owners ask us first.

How much does management cost?

Full management is charged as a percentage of booked revenue, quoted per property before we list it. Remote management is a fixed monthly fee plus a share of direct bookings we secure. You get the rate in writing before signing, and there is no exclusivity beyond twelve months.

Do you handle local short-stay regulation?

Yes. We confirm the applicable regime for the property — principal residence authorisation, secondary residence rules or Furnished Holiday Let registration — and prepare the declaration and registration files with you.

How quickly can my property go live?

Seven working days from a signed agreement is typical: walk-through and inventory on day one, professional photography on day two, listing build and channel onboarding over the following days.

Do you handle linen and cleaning?

Linen is managed centrally and changed weekly for long stays, at every turn-over for short stays. Housekeeping is done by vetted local teams with photographic check-in and check-out records.

Which booking platforms do you list on?

The major global channels plus our own direct booking route. Direct bookings avoid platform commission, so we push the direct rate hard in guest communications.

What does the guest communication cover?

Every message from enquiry through check-out, in French and English, including arrival instructions, mid-stay questions and the post-departure follow-up.

Can I use my property myself?

Yes, subject to the notice period in your management agreement. Block dates on your own calendar and we will block them across the channels.

Who handles damage and disputes?

We document condition at every check-in and check-out, handle the guest conversation, and pursue recovery against the security deposit where the damage is evidenced.
